The MLS database of properties for sale is shared by local Realtors®, who use it to showcase their own properties and to locate properties for their buyers. In other words, by having your home listed on the MLS through GeorgiaMLSconnect.com, you will benefit from the efforts of thousands of Realtors® who will, in effect, be helping you to sell your property.

With GeorgiaMLSconnect.com, we eliminate the listing broker’s commission, and replace it with an affordable flat fee.
There are no strings attached…and no hidden fees.
You’re not dealing with a faceless entity. *We do all of our work ourselves.
We will also pre-approve your buyers at absolutely no cost through our mortgage partner Global Mortgage Express. As a buyer, you also may choose discounted financing options through Global Mortgage.
 
* Most other flat fee companies are national and pass you off to a local listing agent after you sign up. They don’t actually handle your listing, so you are required to work with whatever local listing agent gives the national firm the best rates, because they have to split the fee you just paid.
 
And here’s the catch…a very good catch. Traditional Realtors® charge you commissions of approximately 6% of the selling price of your home in exchange for listing your property in the MLS database. GeorgiaMLSconnect.com has changed all that.

We give you access to the MLS – the most powerful real estate marketing tool available, for an affordable flat fee. So whether you’re buying or selling, we enable you to save thousands in commissions while still taking advantage of the power of the MLS.
 

Sometimes, our customers can avoid a commission altogether. Here’s how:
Realtor.com and other public sites: If buyers find one of our customer’s properties on a website such as Realtor.com (the official site of the National Association of Realtors and the most visited real estate site on the webs with over 6.6 million unique visitors a month), GeorgiaMLSconnect.com forwards those leads to them directly and they pay no commission because no agent is involved.

Classified Ads: Or, if our customers decide to market their property on their own in addition to the MLS such as a classified ad or a “by owner” website – again, there is no commission. Under most full-service Realtor listing agreements, the Seller pays their Realtor the 6% commission whether the Realtor sells the home or you sell you home yourself…even to your friends and family. Our listing agreement gives you the option of selling it on your own in which case you pay no commission. If a Realtor does bring you a ready, willing and able buyer and you accept that buyer’s offer, only then will you pay that Realtor the commission they are due. For our small flat fee isn’t it worth seeing what kinds of buyer’s your local Realtors bring you? What do you have to lose?

GeorgiaMLSconnect.com: If a buyer comes to you through our website they have direct access to your contact information and can contact you directly. If they are not represented by an agent, you pay no commission. Our marketing budget is spent in Florida focusing on Florida real estate. It is a much more concentrated effort than you could get with a national company.

What does all this mean for you?

Plenty! GeorgiaMLSconnect.com is a tool for “by owner” home sellers to use. Our flat fee listing totally eliminates the listing agent’s commission, and may possibly eliminate all commissions.

So with GeorgiaMLSconnect.com, the commission you pay is reduced by at least 50 percent, because you don’t pay on both sides. We’ve unbundled services so you pay only for what you need. And, you still enjoy the benefits of being listed on the official MLS in Georgia.

The truth is, listing agents simply don’t have the same motivation to sell your home as you do. Many agents will encourage you to drop your price, because they are more interested in a quick sale – and a reduction in price does not significantly impact their commission.

Our exclusive agency listings also allow you to market your home “by owner.” Typically, if you list with a Realtor®, you will sign what is known as an Exclusive Right Agreement. This agreement obligates you to pay your listing agent the full 6% commission even if you sell your home “by owner,” even to your friends, family or your neighbor.
